PRICING-JOBCOSTING
One of the first questions most people ask is estimated costs and price per square foot. Giving an estimated cost per sqft is very difficult without having detailed site and construction plans. The same house on one site might cost 25-35% more on another site. Factors such as pilings, concrete walls versus framed walls, cleared lot versus uncleared lot and many other items make costs different. Be cautious of any one out there throwing you a bunch of numbers without having very much info on your particular project, their numbers are probably wrong. We often find unscrupulous contractors giving low numbers just to get a signed contract. They have not included items in contract that they know need to be done in order to complete the project. The problem for the owner is that once the contract is signed and the work starts it is difficult and expensive to end a contract and hire someone else to complete. The unscrupulous contractor knows this and will delay your project and put liens on your property. They use this as leverage to agree to their terms. Your final construction costs end up higher than just hiring the well qualified and honest contractor to begin with. This is something we see all the time. Most of our construction contracts are fixed price with allowances for certain items. We believe that is in customers best interest versus cost-plus contracts. With cost plus contracts it is not necessarily in contractors best interest to find best pricing for job, the more the job cost the more money they make. This is not to say all cost plus contracts are bad. They are sometimes required for difficult and high end builds. We are here to help inform and educate you regardless of who you hire in the end.
